Dress your house for success

If your home is going to get a second look from buyers...its got to make a good first impression!

Exterior

 

Paint
Few things you can do will enhance the salability of your home quite as much as a fresh coat of paint! Redoing only the trim will brighten it immensely for even less. Plus, lead base paint is quickly becoming a hot issue and if appraisers SEE peeling paint, they can require lead base paint tests and expensive remediation.

Front Entry & Porch
Give special care to these areas - it's the first place a buyer stops to look around! Woodwork, including the door, should be clean and/or freshly painted. Repair or replace the doorbell, polish any brass, replace or paint an unsightly mailbox and put out a new doormat. Make sure railings are sturdy and smooth.

Yard
Mow, trim and edge the yard. Weed flower beds and dead-head flowers as they wilt. Replace dead plants with fresh ones.

Fence
A few missing stakes or slats are real eyesores. Repair or replace as necessary.

Roof
Remove visible debris and clean gutters and downspouts.

Air Conditioner/Swamp Cooler
Paint or replace any rusted, exposed metal. Correct improper draining.

Patio
Nice patio furniture and potted plants will make it look inviting. If necessary, try to borrow or rent some rather than invest in new furniture.

Garage/Carport & Driveway
Does the garage door open freely? If a garage is filled to overflow, buyers won't be able to see how much it will hold of their stuff. If your garage has become a 2-car attic, move the excess to mini storage or have a sale.

Windows & Doors
Repair or replace broken screens. Repair broken panes and make sure the hardware is working smoothly. With doors, make sure they open freely. And of course, clean the windows...Leonard Leonard has the cheapest and best window washer in town.

Sprinkler System
These should be in good working order with no missing heads.
